This video is no longer even relevant in this market. Lower the commission at a time when monthly only 8% of homes in an area are selling at a given time? That makes sense!
You should do some investigative work for your own market but since every subdivision in an area has not been effected the same way, their blanket statement doesn’t tell you that. This person seems totally disgruntled w/the real estate market & realtors in general wouldn’t you agree?

This video just goes to show you that “anyone” can create and upload a video to youtube. If you’re a buyer or a seller, don’t always believe what you see or read on the internet.
It’s this kind of crap that can actually cost you MORE MONEY than having a good Real Estate Agent or Broker represent you.
In their Next Video, they’ll be showing you and telling you to fix your own car, or do your own surgery! What a bunch of bull!

The 2 sides to this argument are like fire and ice. Buyers in this market, especially here in AZ, WILL NOT BELIEVE their home is valued so low when they have put so much into it. They don’t realize that with so many distressed properties in their neighborhood, the appraiser doesn’t have much choice and must use those dirt cheap houses as their comps in the appraisal. In 10 years I have NEVER met a realtor like the one pitched here. You are thinking car salesperson, so that is the mortgage biz!

This is bull****, most of the things mentioned are illegal for a realtor to do.
1. All offers must be presented promptly
2. Most owners believe “their home” is magically worth more than comparable homes- it is the agent’s job to bring them back to reality.
3. Over priced homes don’t sell or don’t sell for that price. They languish on the market, become stale, and then sell for less than they would have brought 6 months earlier.
4. 80% of buyers start their search on the internet,

My Realtor is not …
My Realtor is not like this! He is bound by law and follows it. This video give Realtors a bad name. The advice given is inaccurate and dangerous. Realtor provide a crucial role in the transaction and actually limit liability for the consumer.
My recommendation when choosing a real estate agent is to follow you instincts. Select someone you feel you can trust.
With regards to leaving your house on the market for longer is very misguided to say the least.

So now every broker is a con out for a buck. Perhaps before my time but I dont know of one that can stay in business now adays. Trust me Realtors are simply an agent of you. An extension of your wants and desires put into action with the knowhow of how to get it done, correctly, the first time.

This video is entertaining, and has some good information mixed in with the general sensational doo doo. Basically it paints brokers as con-men and women which isn’t true. Many are just lazy and part of an antiquated system.
Let’s break it down. The price hold out advice is crap. What you think your home is worth doesn’t mean anything, it’s what the market for your home is.
You can sell your self, but prepare for a pain in the ass.
All other points are somewhat valid. enjoy.

It does’nt take …
It does’nt take brain surgery to sell your home. The only downfall is posting on MLS and dealing with realtors harassing you to change you mind. A wealthy person would just feel not to be burden by the whole transaction . Not because potential of lawsuits. No I would’nt cut my own hair. Since there is no realestate market at the time realtors are already cutting my hair and pouring me a beer. That’s their true qualifications.

do you cut your own hair too? would you go bargain hunting for a potential surgery? yet when it comes to selling a house, all the experts with no experience come out. have you ever noticed a wealthy person with a FSBO sign in front of their house? it’s not because they can afford a commission it’s because their way of thinking is that there are specialists in areas they don’t know enough about. just the paperwork alone can get you in a big fat lawsuit doing it yourself. good luck!!!

Nice video. Another piece of advice: go with a broker you know and trust. We did – we knew her long through our community and local journalistic work (for years) before we hired her. She made no bones about telling us the truth. We bought, and were happy (and happy to help her out with a commission even though she was working outside her normal area).

Yes agents and lenders are going to attack my comment.
Agents wont lower their commision. They’ll say their broker wont allow them.
It’s way better to have your bank reject your loan than dealing with a broker that will seek out any program just make them money.
Real estate agents justify there hard work between Oprah commercials.
Lenders justify there hard work between long lunches.
There’s nothing they can do that you can’t!
It’s your money. It’s your life. It’s your note!

If this video was …
If this video was added in 2005 then I’d say there was more validity to the presented points. Currently its takes a lot of work to get a home sold. In most markets the time on market is 10 months. Comps are what properties sold for in the last six months however in some markets prices have come down 10 – 15% in the same time. Overpricing your home so it stays on the market longer probably guarantees that your home won’t sell at all. This video is no appropriate in most markets in 2009.
